Opening a store in a mall is different from fitting out a high-street shop. The mall has its own fit-out manual, approval process, working hours and handover rules, and the store cannot open until the mall’s fit-out team signs it off. This guide walks through the typical mall store fit-out process in India, from receiving the unit to opening day.
1. Read the fit-out manual before design starts
Every mall issues a tenant fit-out manual or design criteria document. It sets the rules for shopfront height and materials, signage size and illumination, bulkheads, ceiling heights, fire and electrical standards, and which contractors may work on site. Design to these rules from the first sketch; redesigning after a rejected submission costs weeks.
2. Check the unit at handover
Inspect the unit with the mall’s team and record its condition: floor level, ceiling void, sprinkler and smoke-detector positions, AC ducting, power supply, drainage and any damage. This record protects your deposit and tells the design team what services already exist.
3. Submit drawings for mall approval
Malls typically review a package of layout, shopfront elevation, reflected ceiling plan, electrical and lighting layout, HVAC, fire-fighting and plumbing drawings, and the material and signage schedule. Expect at least one round of comments. Approvals commonly cover:
- Layout and architectural drawings
- Facade and signage
- Electrical load and distribution
- HVAC, fire detection and sprinkler modifications
- Material specifications and fire ratings
4. Register the contractor and pay deposits
Before work starts the mall usually asks for contractor registration, insurance, labour details, safety documentation and a refundable fit-out deposit. Work permits, hot-work permits and material entry passes are issued against these documents.
5. Plan around mall working hours
Most operating malls restrict noisy work, deliveries and debris removal to night hours or non-trading periods. That affects labour planning and programme. 6. Inspections during the work
The mall’s fit-out team inspects at key stages: before ceilings are closed, after MEP rough-in, and before fire-system tests. Keep the approved drawings on site and resolve comments quickly. Unapproved changes are a common reason for stop-work notices.
7. Final inspection, snagging and completion certificate
After installation, the mall carries out a final inspection. The tenant submits as-built drawings, test certificates and the closed snag list. The fit-out completion certificate is then issued, followed by permission to open from centre management. Deposit refunds normally follow once damage checks are complete.
How long does a mall store fit-out take?
Timelines depend on store size, mall approval speed, shell condition and fixture complexity. Plan design and approvals as a separate phase before site work, because that is where most delays begin. Running fixture manufacturing in parallel with civil and MEP work is the most effective way to protect an opening date.
