Start with brand standards and the operating brief
Branded and managed hotels usually come with a design and technical standards manual covering room sizes, finishes, lighting levels, acoustics, accessibility and FF&E. Independent properties need an equivalent brief from the owner and operator. Settle these requirements before construction drawings begin.
Build a mock-up room
A full-size mock-up guest room is the most valuable decision tool in a hotel project. It tests finishes, furniture sizes, lighting, switch positions, bathroom details and housekeeping access before the design is repeated across every room. Changes are cheap at mock-up stage and expensive afterwards.
Understand FF&E
FF&E means furniture, fixtures and equipment: beds, wardrobes, desks, seating, lighting, soft furnishings and decorative items. Decide early whether FF&E sits with the fit-out contractor or a separate procurement package. When the same contractor manufactures joinery and furniture, sizes and finishes stay consistent with the built interior.
Sequence guest rooms and public areas
Guest rooms are repetitive and benefit from a production-line approach: civil and MEP floor by floor, followed by finishes and furniture installation. Public areas such as reception, lobby, restaurants and banquets are bespoke and often on the critical path for opening. Plan both streams in parallel.
Specify for durability and maintenance
- Choose finishes that withstand luggage, cleaning and high footfall.
- Use moisture-resistant materials in bathrooms and humid climates.
- Make lighting, AC and plumbing accessible for maintenance.
- Keep spare stock of key finishes and fabrics for future repairs.
Resorts and remote locations
Resorts in the hills or near national parks add logistics challenges: access roads, weather windows, local labour and material transport.
